Delfin Lend Lease has welcomed the release of Queensland Government’s Office of Urban Management draft plan for the Mt Lindesay / North Beaudesert area following months of planning investigation.
One of the company’s future flagship project’s, Yarrabilba, is included in the Mt Lindesay/North Beaudesert Special Investigation Area, being investigated as a part of the South-East Queensland Regional Plan. The draft plan released today designated land for future urban development including the area earmarked for Delfin Lend Lease’s proposed Yarrabilba master-planned community, housing more than 52,000 over 30 years.
Delfin Lend Lease Queensland Regional General Manager Andrew Brimblecombe said the Yarrabilba project would need to meet further strict criteria before being approved under the Regional Plan.
“We look forward to working with the State Government to develop a State Infrastructure Agreement to ensure the appropriate infrastructure is put in put in place so Yarrabilba can commence in the short term,” he said.
“Today’s decision will help the government to meet the need for increased housing stock, and for Beaudesert Shire to achieve the Regional Plan’s target of an additional 20,000 dwellings to be provided by 2026.”
Mr Brimblecombe said the vision for Yarrabilba is to create a master-planned community with business and industry hubs to generate local jobs, public transport delivered from day one, broadband access to homes, and the country’s best practice large scale water management and environmental programs.
“We are committed to making Yarrabilba a flagship master planned community in Australia, and for it to be an international showpiece for sustainable urban development,” he said.
“We have developed an Economic Development and Jobs Strategy with a target to create significant ongoing employment for Yarrabilba and the surrounding areas. Additional construction jobs will be created during the 30-year construction period. We know this is achievable and we have already been approached by businesses wanting to locate to the area.
“Our Water Cycle Management Program will be developed with input from water experts across the world, saving up to 70% in potable water usage compared to a typical land subdivision. Reticulated gas and solar hot water systems will significantly reduce carbon dioxide emissions by up to 75000 tonnes per year.
“More importantly to the local community, our vision is to provide extra infrastructure to be enjoyed by the surrounding community. This includes broadband access, reticulated gas, community programs and jobs networks.
“From day one we are committed to providing public transport, skills training, apprenticeship schemes and incubator programs at Yarrabilba.”
Mr Brimblecombe said they had assembled the company’s best planners, community developers, environmental experts and economic developers to create the master plan for Yarrabilba.
“Lend Lease is the only developer in the world to win three international FIABCI awards for developing the world’s best master planned community projects,” he said.
“We will be using our experience in generating jobs, creating business and industry hubs, and in creating community infrastructure to provide the world’s leading master planned community at Beaudesert.
Almost 10 per cent of the site will be designated for jobs-generating uses, including 50 hectares for a mixed use town centre and commercial precincts, and 134 hectares for light industry and service precincts.
The proposed 2,014 hectare Yarrabilba project would be developed over a 30 year period, housing around 52,000 in approximately 23,000 homes, and will include more than 400 hectares of green and open space.
Delfin Lend Lease is developing 21 masterplanned communities across eight key population centres throughout Australia. Its projects will house more than 100,000 people over the next 15-20 years.
