Delfin Lend Lease’s $4 billion flagship project Yarrabilba, moved a step closer to reality following the release of the South East Queensland (SEQ) Regional Plan Amendment 1.
Under the amendment a third of the Yarrabilba site has been designated as Urban Footprint while the remainder of the site has been identified as an investigation area for a future town of 50,000 to 60,000 people.
The amendment allows for development to begin earlier than scheduled if appropriate Infrastructure Agreements have been finalised between the developer, the Queensland Government and the Beaudesert Shire Council.
The proposed 2,014-hectare Yarrabilba project will be developed over a 30 year period, housing an estimated 52,000 people in up to 23,000 homes with approximately 15% of the site allowing for job-generating uses including light industry and business parks, retail, office and commercial space.
It is proposed that Yarrabilba will be home to Australia’s first dedicated Environmental Business Cluster, providing an economic boost to the fast-growing region. The cluster would be a hub for companies producing environmentally sustainable products, such as those for solar energy and the recycling of water and building materials, as well as office-based research and consulting groups.
Lend Lease Communities Regional General Manager Queensland Andrew Brimblecombe said Yarrabilba would become Lend Lease’s flagship community in Australia and an international showpiece for sustainable urban development.
He said an Economic Development and Jobs Strategy had also been formulated to create significant ongoing business and employment early in the project’s development.
“Under the Regional Plan’s framework, we are currently working with the Queensland Government and Beaudesert Shire Council to develop Infrastructure Agreements to ensure appropriate infrastructure is developed at the site in a mutually agreeable timeframe,” he said.
“This infrastructure, such as roads, water and electricity, is essential not only for the development of the residential community, but also for the development of the numerous job-generating business hubs proposed for Yarrabilba, including the Environmental Business Cluster.”
